Living in the Arenal: Jávea’s beach heart

The character

Flat, lively and built around the blue-flag Playa del Arenal sand, the Arenal is the most touristy and most rental-driven part of Jávea — and the most walkable. A palm-lined promenade (the Arenal paseo) of bars and restaurants runs behind the beach, backed by apartment blocks and beach villas. Building-height limits keep it low-rise even here. It is busy in July and August, and pleasantly quiet the rest of the year.

Everyday life on foot

This is the one part of Jávea where you genuinely don’t need a car for daily life: beach, bars, shops, supermarkets and the promenade are all on foot, with a Mercadona/Consum a couple of hundred metres in. The old town is about 3 km inland; the port a flat, cyclable 2.5 km up the seafront.

Who it suits

The Arenal is the natural entry point into Jávea and the strongest short-let play in the town — walk-to-beach apartments and penthouses, as a directional guide roughly €150k–€500k, cluster here. It suits beach-first buyers, holiday-home owners and anyone who wants a car-optional life. If you want quiet and privacy, the villa hillsides above town will suit you better.
