This is one of Jávea’s most prestigious addresses: front-line and near-front villas terraced above the Portitxol islet, with the south coast’s wild coves on the doorstep. Steep, green and very private, with an almost total sea-view likelihood — the top end of the Jávea villa market.

Prime and prime-plus villas dominate; as a directional guide, roughly €1M–€3.6M+, the top of the book. This is a lifestyle-and-capital play rather than a rental-yield one — the yield in Jávea is beach-led, not hillside-led.

Who it suits

Buyers at the villa-tier end who want the view, the privacy and the address, and for whom car dependence and gradient are non-issues. The same sea-view brief can be met a price tier cheaper by trading the Jávea headland for Dénia, Benissa Costa or Benitachell — worth knowing before you commit.
