A genuine, open sea view is one of the strongest premiums on this coast, and orientation (south/east-facing, all-day sun, protection from the wind) shifts value again. "Glimpse" of the sea and "panoramic frontline" are very different things to a buyer.

Plot, pool & build size

Plot size, whether a pool is present (and legal), built vs usable square metres, terraces and how the space actually lives all feed the number. Larger built size raises the total but usually lowers the price per m² — which is why a per-m² figure alone never values a home.

Build quality & age

How the home was built and maintained — materials, insulation, the age of the roof, wiring and installations, energy rating — separates two otherwise identical villas. A recent quality renovation reads very differently from a tired original build.

Distance to beach & amenities

Walkable distance to a beach, to shops, to a restaurant and to the school run all lift day-to-day desirability. A short flat walk to the Arenal is not the same as a steep drive from an inland plot, even with a better view.

Condition & legal status

Move-in condition versus a project, and clean legal paperwork — a first-occupation licence, the pool and any extensions declared, an up-to-date energy certificate — change both the price and how fast it sells. Unpermitted work is a discount, not a detail.
