Montgó: the villa hillsides

The character

Leafy, exclusive hillside villa country under the Montgó Natural Park (753 m). Large plots, pine and holm-oak, panoramic sea-and-mountain outlooks — and a protected massif behind that can never be built on, a scarcity that underpins values. It’s one of Jávea’s classic “view villa” addresses.

The trade-off

Mobility is the honest catch: this is car-essential country (a walkability of about 20/100), with steep, winding lanes and nothing on foot. In return you get privacy, greenery, sea views from the south and east slopes, and a roughly ten-minute drive down to the old town and the beaches. As a directional guide, view villas run about €700k–€2M+.

Who it suits

Lifestyle buyers after space, quiet and a view, who are happy to drive for everything. It’s the opposite end of the spectrum from the walk-everywhere Arenal — pick the zone to match your tolerance for car dependence.
